Overview

Among San Francisco’s prestigious communities, there are few that offer as much privacy and verdant ambience as does the Presidio Terrace. The oval-shaped subdivision of 26 parcels and 4 double parcels in this cul-de-sac location is unusual to the grid pattern of much of the City.

Presidio Terrace was conceived and developed in 1898 by banker/ Swiss-native Antoine Borel along with real estate brokers A.S.  Baldwin and J.R. Howell.  By 1911, most of the parcels were sold and homes built  with a few remaining ones completed by 1920. San Francisco architects such as Julia Morgan, Charles Whittlesey, McDonald & Applegarth and Reid & Reid were among noted architects invited to design homes for prospective buyers. The majority of the homes were in the more traditional Beaux-Arts, Colonial and Mediterranean styles and several in the Mission Revival and Prairie schools.

The residence at No. 27 was designed by Kenneth MacDonald, principal of McDonald & Applegarth in the Prairie School style—a progressive step for this prestigious firm. The façade combines a low-profile hip roof and a horizontal band above the second level, which combined with the grouped windows placed high under the eave, emphasize the building’s horizontality. The three tier step-backs of both the east and west side façades further emphasize this distinctive home’s early, pacesetting horizontality.
