Features of Complete Renovation

Complete remodel - gutted the apartment to an empty shell.

All new everything:  Electrical, Plumbing, Windows, Floors, Framing, Walls, Ceilings, Lighting, Cabinetry, Casework, Low Voltage and a new layout.

Original items kept:  2 large north facing windows, 1924 marble fireplace (new hearthstone and grey surround), Front entry doorknob.

Heavy gauge Steel framing everywhere.

Mahogany with Thermal Glass and e-coated windows. Counterweighted double hung to match original building design.

All windows and both interior and exterior doors foam insulated so no drafts or noise. (Copper pans on all exterior sills).

Mostly 2 1/4” thick solid wood interior doors

New hand distressed oak floors throughout by Schotten & Hansen:

• Chevron pattern in hallway
• Versailles pattern in Living Room, Dining Room, Library and Study.

Floated slab floors with noise isolation beneath the slab (acousti-mat) and under the finished floor (cork underlayment for the wood floors and rubber anti fracture membrane under marble)

Gym floor has additional layers for noise isolation.

All walls double layer - art walls are one layer plywood and one layer non-overlapping sheetrock, everywhere else is double layer non-overlapping sheetrock.

Denim insulation in all walls and above the ceiling between the joists.

Blanc Mouchette Marble floor in entry, powder room and elevator vestibule.

Bathrooms of Calacatta Gold marble or Ann Sacks tiles.

Solid Walnut Library, Study and Elevator Vestibule. (Upper cabinet doors in Study slide into cabinet)

Oak Dressing room and Master closet

Lacquered Powder Room with PEG Gold Sink and Faucet

All wood finished by highly respected professional, Steve Bauer:
